House Rules
- An official document is required on check-in.
- A Lease Agreement will be given to the Tenant to read and sign on Arrival.
This includes the rules and regulations which are allowed on the Premises in order to avoid any misunderstandings. - The Lease Agreement will be registered with the Housing Authority.
- Form H will be applicable so that Tenant will qualify for Residential rates. Moreover, the property is equipped with energy saving AC, lights and appliances.
- Internet connection with very fast internet is already in place so there are no installation or deposit fees payable by the Tenant.
- Rent is payable one monthly in advance and monthly from there-on.
- A security deposit is also payable on Arrival. This will be refunded on the last day after that the property has been checked and returned in the same condition as it was on Arrival.
- Tenant must have a full time employment for the duration of the Lease Agreement.
- The property is exclusively for the use of the Tenant as listed on the Lease Agreement. No sub-letting or any form of sharing is allowed.
- Tenant must be mature and responsible.
- No Smoking is allowed on the Premises.
- No drugs, excessive alcohol, illegal or immoral activity is allowed on the Premises.
- No Parties are allowed on the Premises.
- The property is located in a Residential Area. Therefore no music/noise is allowed between 23.00 hrs – 07.00 hrs to avoid disturbing the neighbours wanting to sleep.
- No Pets are allowed on the Premises.
- No indoor furniture is allowed outside.
- The Tenant shall make use of the Premises and of anything contained therein at the Tenant’s own risk and the Landlord shall not be liable for any damages arising by the Tenant from the use of the Premises. Consequently, the Tenant hereby waives all actions and claims against the Landlord for all costs, fees, expenses and liabilities.
Tenant shall be fully responsible and personally liable for any damages, fines, penalties and any other payments arising from the use of the Premises.

A perfect place to live
I came to Malta with the aim of studying English and spending some time on this beautiful island. Living in this studio apartment was wonderful because it has everything one could need for a proper stay, the privacy, the peace, the tranquility allows for a true rest and the terrace offers you to see the best sunrises and sunsets. Mario, the owner, is a nice, friendly gentleman always willing to help. This apartment is perfect for living in Malta.
