Villa Naxxar Malta – House Rules & Guest Information

Welcome to Villa Naxxar Malta, a luxury holiday villa with a private swimming pool, located in the peaceful residential surroundings of Naxxar, Malta.

Our goal is to provide every guest with a comfortable, relaxing, and memorable stay while respecting our neighbours and the local community. We kindly ask all guests to read and observe these House Rules throughout their stay.

Check-in & Check-out

• Check-in: From 16:00 hrs
• Check-out: By 10:00 hrs

Earlier check-in or later check-out may be available upon request and subject to availability.

Guest Requirements

• A valid passport or identification document is required from every guest on check-in.
• The Malta Eco Contribution (Tourist Tax) of €1.50 per person per night is payable on arrival.
• All guests must be responsible and 25 years of age or older. Younger guests may be considered subject to prior approval and at the owner’s discretion.
• Guests must have a good understanding of English and respond to important communications within 24 hours.
• Families with children are welcome. Children must be supervised by an adult at all times.
• For safety reasons, infants under 3 years of age cannot be accommodated.

Property Rules

To ensure a safe and enjoyable stay:

• No parties, events, illegal substances, or unlawful activities are permitted.
• Smoking is not permitted inside the villa. Smoking is allowed only in designated outdoor areas.
• No pets are permitted anywhere on the premises.
• Glassware is not permitted around the pool or outdoor areas. Plastic alternatives are provided for safety.
• Indoor furniture must remain inside the vacation villa.
• Please keep insect screens closed to prevent mosquitoes, insects and other bugs from getting inside the villa.

Noise Policy & Quiet Hours

Villa Naxxar Malta is a private holiday villa located in a peaceful residential area of Naxxar, Malta. Guests are expected to respect the privacy, comfort, and peaceful enjoyment of our neighbours at all times.

Music & Noise

• Music is permitted at a reasonable volume.
• Music must be reduced from 21:00 hrs and switched off completely by 23:00 hrs.
• Excessive noise, including loud music, shouting, singing, cheering, or any similar disturbance, is strictly prohibited anywhere on or around the property.

Quiet Hours: 23:00 hrs – 07:00 hrs

During these hours:

• No music is permitted anywhere on the premises.
• Loud conversations, shouting, singing, or dancing are not permitted indoors or outdoors.
• Use of the swimming pool is not permitted; noise carries easily and disturbs neighbouring residents.
• Outdoor conversations must be kept to a minimum and conducted quietly to avoid disturbing the neighbours.
  
  TO NOTE: This does not mean that you cannot go out and have a great time and party till the morning if you want. We only expect you to observe these requirements when you are at the holiday villa as they form part of our holiday accommodation license conditions and are in accordance with Maltese regulations relating to noise and disturbance in residential areas. Guests are required to comply with these rules at all times. Failure to do so may result in intervention by the Malta Police Force, applicable fines, termination of the stay, and forfeiture of the security deposit where applicable.

Exclusive Use & Additional Guests

• The villa is exclusively reserved for the registered guests included in the original booking.
• Visitors or additional guests may not enter, use the pool, access the property, or stay overnight without the Landlord’s prior written approval.
• Where approval is granted, an additional charge per person per day will apply.
• The lead guest accepts responsibility for ensuring that all members of their party comply with these House Rules.

Water & Electricity

• A daily allowance of 65 kWh is included in the rental price, which comfortably covers normal usage for a holiday villa of this size.
• Electricity consumption is monitored through pre-loaded meters.
• Any usage above the included allowance will be charged at the applicable Maltese tariff rates.
• Guests are kindly requested to use air conditioning, lighting, and appliances responsibly and switch them off when leaving the villa.

This policy encourages responsible energy use and supports sustainable holiday accommodation in Malta.

Security Deposit

• A refundable cash security deposit is required on arrival and will be returned at check-out following a satisfactory inspection of the property.
• This deposit is held solely as security against damage, excessive cleaning, missing items, or breaches of these House Rules.

Rental Agreement

The lead guest shall sign the Rental Agreement on behalf of all guests included in the booking and accepts responsibility for ensuring that every member of the party complies with these House Rules and all applicable Maltese laws and regulations throughout their stay.
